Digital Home Loan Applications: What Actually Moves Online
Home loans are the largest, longest-tenure retail loans most people ever take, and while digital portals have sped up several stages, a few steps are inherently physical — a house has to be inspected and its legal title verified before any lender will fund its purchase.
What genuinely moves online
- Eligibility check and in-principle approval: based on income, existing obligations, and credit score, most lenders can give you an indicative loan amount within minutes of submitting details digitally.
- Document upload: income proof, KYC documents, and property papers can usually be uploaded rather than couriered or hand-delivered.
- Tracking: application status, valuation scheduling, and disbursal stage can typically be tracked through the same portal.
What still needs a physical step
- Technical valuation: an empanelled valuer has to visit the property to confirm its condition and construction stage matches what's being financed.
- Legal verification: a lawyer checks the property's title chain, encumbrance certificate, and approvals (for under-construction property, the builder's RERA registration) — this protects both you and the lender from funding a disputed or illegally-built property.
- Registration: the sale deed still has to be registered at the local sub-registrar's office under Indian property law; this cannot be done online in most states.
Two numbers worth understanding upfront
LTV (Loan-to-Value): RBI-linked caps mean lenders typically fund 75–90% of a property's value depending on the loan amount slab, with the rest as your own down payment. Starting the digital application early is still worthwhile even though the whole process isn't paperless end to end — it surfaces your eligibility and any document gaps well before you're under time pressure from a seller or builder.
